LEASE
INFORMATION
How Long is the Lease?

The lease is for a one year fixed term.
Renewals
-
After the one year lease commitment, your lease automatically renews on a month to month basis. If you wish to leave after the one year term, it is required that the leaseholder submit in writing their 60 day's notice to vacate on or before the last day of the month to vacate. Example if you need to move out on May 31st, then you must submit your written notice to vacate on or before March 31.

Is there a lease renewal fee? No
When is rent due?

Rental payments are due no later than the fist day of each month.
What Rent Payment Forms Are Accepted?

Acceptable forms of payment include: Online payments though our Residential Portal, PAYQUAD. Pre-authorized payments though your bank, Money Order, Personal Check, Debit and Credit Cards* Additional Fees May Apply. Cash is not accepted.

Can I Pay Bi-Monthly?

Who Needs an Application
-
All applicants and prospective occupants 18 years of age and older need to complete an application.

Income, Credit, and Rental History Requirements
-
Applicants must have an acceptable income and credit history. Acceptable credit history is based on several credit reporting factors and is not solely based on the applicant’s credit score. Applicants with an active bankruptcy which is considered open or filed within the last 2 years may be denied. Applicants with negative previous rental history including but not limited to: repeat lease violations, payment history, or an unpaid balance may be denied. Third-party consumer credit reporting agencies are used to verify applicants’ identity, credit, and criminal history.

Proof of Income

All prospective leaseholders must provide acceptable proof of income documentation supporting their stated income amount from their rental application. Examples of qualifying proof of income documentation include, but are not limited to: If employed, last 3 months bank statements in addition to pay stubs for last 30 days. If self-employed, last 3 months bank statements in addition to tax return (must be within last 12 months).

Renter's Insurance

Prior to taking possession of your unit, applicants must provide proof that a renter’s insurance policy with a minimum of $1,000,000 in Liability Insurance has been purchased. The binder must contain the Leaseholder's name, complete mailing address of the unit, and the start and end date of the policy. Insurance must be valid for the duration of the lease.

Required Documentation

Valid government-issued photo identification is required for all applicants. Applicants may be required to provide additional government-issued identification should a fraud alert or credit bureau warning message be returned during the credit screening process. Examples of government-issued photo identification are a Province-issued driver’s license or Province - issued ID card, Permanent Resident Card or Passport.

DEPOSITS AND FEES
DEPOSIT

Last month rent deposit is required in the form of a money order or certified cheque with completed application.

Deposit is applied for the last month of tenancy.

KEY or FOB REPLACEMENT COST?

There is no key deposit

Additional keys are provided at an extra charge.

UTILITIES
HEAT AND HOT WATER

Heat and hot water is included in our monthly rent.

The resident is responsible to pay for their electricity each month.

There is no charge for this service, it is included with the rent.​

TRASH AND RECYCLING

Trash is to be disposed of in the trash bins located in the lower level of the building. Recycled waste is to be sorted in the appropriate containers. Composting of organic waste is not available at this time.
The amount you pay for electricity each month will vary based on a variety of factors, including, but not limited to, the size of your home, the number of occupants, personal consumption habits, weather, and utility rate changes. Your lease details which utilities ware included in your rent and which will be billed directly by the utility provider.

PETS
PET REQUIREMENTS

Prior to move in, applicants will be required to provide a clear photo of any animal approved by us.

RESTRICTIONS​

All animals must be authorized by management.

Only pets allowed under city bylaws may be kept on the premises. Exotic pets are prohibited.

All animals must be cared for in a humane manner within the guidelines set forth by the SPCA.
